Sell a share of the building, not the building

Divide the vehicle that owns a property into a fixed number of units, offer them to investors you approve, and keep the deed, valuation and rent roll in one data room. Any share of rental income is set out in your offer.

The challenge

Property is valuable, and hard to share

The old way

  • Whole-building tickets

Deals priced for one buyer shut out smaller investors and shrink the pool you can raise from.

  • Closings by email

Every new co-owner means notaries, PDFs and another version of the register in a spreadsheet.

  • Equity locked in bricks

Releasing value usually means selling the whole asset.

With VestaScan

  • Fractional units

Issue a fixed supply of tokens, each a share of the vehicle that holds the property.

  • A register you control

Only investors you approve can hold or receive the token, so the register matches your checks.

  • Documents beside the token

Deeds, valuations and rent rolls sit in a data room, shared file by file.

Use cases

From one apartment to a portfolio

Each token stands for a share in the vehicle that owns the asset.

  • Residential rentals

Apartments and blocks, with any rental income shared as your offer sets out.

  • Commercial property

Offices, retail units and logistics space on long leases.

  • Portfolios

Several properties in one vehicle: one token, one register.

  • Development projects

Construction or renovation, with milestone updates in the data room.

The first question

For property owners, most start with “Approved investors only”

It's the first thing the app asks: who can hold your token? Both kinds are always on offer, so pick “Open to anyone” instead if it fits your plan better.

Try it in the app

Approved investors only

Raise from approved investors

For a company, fund or property raising capital. Only investors you approve can hold or receive the token, and the rules travel with it.

Always included

  • An approved-investor list that every transfer is checked against
  • Lock-up dates per investor
  • Pause all transfers if something goes wrong

Your choice at launch

  • Issue more tokens later, up to a maximum you set
  • Recover tokens from a holder, for lost access or a legal order
  • Burn tokens you hold

How it works

From sign-in to a live token in four steps

No code and no developer. The app explains every setting in plain words as you go, and nothing goes live until you've reviewed it.

  1. 1

With Google or email, and a Vesta wallet is created for you; or with a wallet you already use. Signing in creates your account, with nothing to install.

  2. 2

    Choose who can hold it

Approved investors only, or open to anyone. Not sure? Ask the assistant.

  3. 3

Name it and set the supply

Name, short symbol, how many to create, and whether you can issue more later.

  4. 4

    Review and launch

Pick the network, check every setting in plain words, and confirm.

VestaScan doesn't run a marketplace or promise anyone a buyer. An “Approved investors only” token can move only to other approved investors, and only after any lock-up; an “Open to anyone” token can be sent to anyone.
